Like @Brian Jordan said, find out what buyers in market buy. Then target those types of properties. Call we buy houses signs, network with investors at REIAs, call buyer ads on craigslist...ask everyone what type of properties they like to buy.

@Chantel Haywood I've heard of people doing it but I have no experience myself. The difference with mobile homes versus "regular" homes is mobile homes have titles instead of deeds. 

So you won't really need a title company to handle your closings. You would need to use the DMV instead.

@Shaun Pruett You can wholesale a property with a mortgage. Before you close, any existing liens or taxes need to be paid, meaning the existing mortgage would have to be paid prior to closing the wholesale transaction.  

The wholesale process is the same. Find a great deal, get it under contract, find a new buyer, assign the contract to the new buyer, close and get paid.

@Gulliver R. All you need is a title company that handles assignments or double closings. It sounds like you're just starting out so you won't need a VA.

Find a great deal, find a buyer, and assign it. Don't overcomplicate the process.
