Let's say I have my RE license in AZ and wholesale in FL. Is it legal to wholesale property in FL since I have an AZ RE license or do I need to get a license in FL too?

Let's say you and a partner have a LLC. Your partner has a RE license but you don't. Is it legal to wholesale property under your LLC?

@Maria Scott Normally the buyer pays for all closing costs but it depends on how you negotiate the deal with the seller. Call your title company and ask them how much title/closing costs are. Keep us updated and good luck!

I would recommend staying away from hard money in this situation. It's all good until life happens...your tenants stop paying, lose your job, ect. You get the picture. Have you talked to traditional lenders about your goals? Or have you thought about using your equity for a down payment for property B? Or have you thought about selling property A to buy B?

Maybe @Brandon Statt can chime in to discuss creative financing strategies.

As far as transferring property A into your LLC, it can be done but keep in mind the due on sale clause. The clause states that the lender can call the whole note due if ownership of the property changes hands. I've never heard of a lender doing this, but be aware of this clause.

That makes sense. I was planning on asking for them to leave their address too but I guess that defeats the whole purpose of making it look like you only mailed to them. So do you just cross reference the names left in voicemails to your lead list?

Great job @Anson Young ! I listened to your podcast and I remember you saying you knock on doors because not many investors do it. Glad to see you got another deal from knocking doors!

Do you simply buy a list of preforeclosures and visit each house one by one? What do you say to the homeowner's when they answer their door?
