Getzy Fellig I haven't heard any books specifically for direct mail marketing but you could search this forum and find a lot of information. Do you have any questions regarding direct mail marketing?

Are you strictly looking for rental property or would you be willing to live in the property too? For ex, you could purchase a multifamily property (duplex, triplex, fourplex) with a FHA loan and small down payment. Then you could rent out the other units to cover the mortgage. Basically you'd have a place to live AND a rental property. House hacking at its finest.

I usually ask for information regarding the property (# of beds/baths, sq foot, condition), financial information (is there a mortgage? If so, how much owed), how much would they sell the property for if I can pay cash and close quickly, is the property occupied? To get the property under contract, you'll have to negotiate with the seller and sign a purchase agreement. Then you can either wholesale it to another investor or purchase it yourself. You could drive for dollars, looking for signs of overdue maintenance, newspapers piling up, ect. Or talk to mailmen and ask them if they know of any vacant homes in the area. Maybe even call local utility companies.

Use the states corporation commission website to find the owner and mail to them personally.

Abou C. You can send your driving for dollars list letters or postcards. That would get your phone ringing. And when someone calls, I'd have a list of questions written down that you want to ask. How much do you want? What's the reason you're selling? How much sq foot, beds, baths, ect? Stuff like that. Just build a flowing conversation by asking questions and letting the seller talk. You can make the first call pretty short and informational. Then do your research and call them back with an offer.

List source.com, melissadata.com, agentpro247.com are a list brokers. Keep in mind if you can purchase a list of owner's info with a credit card and the click of a button, so can everyone else. So get creative when you're marketing to your list.
