What banks have you spoken with so far? Have you asked your current lender for a refi? I'm getting ready to purchase and have been talking to a few banks and have a list of smaller banks lined up to call.  However, you might get better rates on your property if a larger bank is willing to refi for you.

If you wanted to buy a commercial property with 20% down and you have 50k, can you take out a personal loan for the other 50k? If not, can you get a secured/backed loan using a previous rental property to make up the remaining 50k?

@chris Martin everything you said is what i found out. I want to house hack a 2-4unit with 5-15% down. They said they would do a duplex or SFH. They weren't interested when i used the word fixer upper. @stephanie potter i have two rental properties. Both are under 2 years rental history which is hurting my debt/income ratio.
