Post: finding wholesale deals

@Ned Carey pretty much answered it all. I would've loved to have a list like that to go by when I first got into wholesaling. While all of those are good, I especially would make note of the one that says wholesalers.

Other wholesalers are going to have contacts made, experience, and good advice for you. A good place to start (if you can find someone) is to partner up on your first deal or two, so that way you can see how it works. Remember, talk to as many people as you can.

So we received a call to our phone answering service about a seller who is offering up a great price for his home, however, he stated that he currently has tenants in the home that are not paying rent and would probably need to be evicted once the house was bought.

How in the world would you go about something like this? Should I just let the investor know whom I assign the contract to know of the situation? Or should I not put this property under contract at all because it could be a huge liability issue?

Thanks in advance for any advice.

Ive been told that the solds are good. Ive been using a site called Property Shark for them. Its also free, but it structures them alot better and easier to read.

I agree with the original post. the Z-Estimates are absolutely AWFUL and make it hard to explain to sellers that their property isn't actually worth what the site shows. Eck.

I second what Bryan said. There are a ton of sample templates of assignment contracts online. There is a girl named Steph Davis I would recommended looking at she runs a web-site called www.FlipThisWholesaler.com

Networking, my friend. Call For Rent signs, FSBO, look on classified ad boards. Create as many contacts as you can in the area that you're looking to do business in, which is wholesale. It dosen't hurt to make friends with other successful wholesalers in your area.

This is a pretty straightforward question. It seems as though wholesalers are printing contracts from free websites, giving them a quick read over glance, and then using them in real world scenarios.

My question, while that might be okay. Would it normally be recommended (to avoid lawsuits, etc.) to have an attorney review the documents BEFORE using them?

I personally would feel better having a piece of mind the addenums are constructed properly and I wouldn't have to worry if my deal fell through.

I'm assuming there is already a FOR RENT sign on the property? What about social media (Craigslist, backpage, etc...) Local bulletin boards and classifieds.

Just a few ideas.
