Also I just wanted to ad, I understand where @Bill Gulley

I must say it has inspired me to learn a bit more and study the concept of options more and I do thank Bill for that. If I ever do venture into bigger investments where as I am not involving my attorney or my realtor, it would be nice information to know.

I like that idea! I would want to shoot for something more 1 page if possible? I have no idea. Anyway, these options that say "Buyers intention is to reassign contract to end buyer" is kind of what I think the DOC was getting at. Because it's pretty much bringing a buyer and seller together. I just think it's point blank risky using an option like that.

I have seen some other ones that looked alright, but I guess no one really replied to the post so I have no clue if they are using them, haha.

Is anyone still using option to purchase contracts? Especially in the Ohio market. I know the dept. of commerce was making a big deal out of it awhile back.

Do a search for wholesale contracts in BP's file place on the site. They should have tons of examples.

Honestly it varies on the market you're in as well as the sellers and the buyers you've acquired! I do agree with the above post, you can make any amount really.

So true! I've gotten to really, really like the guy! I've only had the house in contract for 3 days, been advertising it for two. We came to an agreement and he said since my price was higher we're going to give it another two weeks because he really could use the extra money.

The experience is what matters. I appreciate your advice! Has anything ever happened like that to you @Braden C. ?

So I'm learning alot during my first wholesale deal. However, a new situation has popped up I'm wondering if anyone else has ran into.

The seller I have a contract with called me up today and said someone else offered to buy the house, however, it was $2k lower than my contract price, so I cant obviously reassign to him. Common sense would tell me that I should say okay well if he can't buy the contract off me, then he's not getting the house.

But something dosen't seem right. I dont have a for sure end buyer lined up yet, and I feel like I may be holding him back from selling, and holding myself back from making no money at all. So what do I do?

He wants the contract price I have with him, but he also wants the cheaper one because that means he would be freed from the property sooner.

I'm stumped.

What kind of contract is it? A wholesale purchase and sale, an option, are they working with a Realtor? If it's a basic option contract then that shouldn't matter, but I would check with him first.

Ceramic Tile - Kitchen, Dining & Bathroom (high traffic areas, it will hold up well)

Vinyl Plank - Living Areas and Dining Areas, Bedrooms

Carpet - Bedrooms, Basements
