City-Data.com gives you tons of information and then some. I would try google searching City Data followed by the area you're looking for.

This kind of thing happened just a couple of days ago in Columbus, Ohio with a HUD home. I don't think they've found the guys yet, but the lady suspected it was a scam, so she had a video camera running the whole time. Which will aid in finding the crooks!

An alarm system is a good idea as mentioned earlier. You can also use a sign that comes with the installed system that warns this house is protected. That has helped a buddy of mine who owns a rehab project in a bad part of town.

I also like the idea of making the house look lived in. Those are both really good ideas. Also to do this, my friend has a car parked in the driveway at all times even though no one is there.

My partner and I have got a good response from ZBuyer.com, you get alot of seller leads, but you also get a fair amount of buyers and investors coming through. It's kind of expensive though.

I agree with everyone else on Craigslist, mainly because it's free. But you really have to be consistent and figure out what times of day/night people respond to the best. I've had good luck with Craigslist, but it takes time to really know how to work it based on when people are actually viewing ads or not.

Bandit signs are a cheap option. As is networking, attending investor meetings and workshops.

Just my 2 cents. Be creative.

An option contract dosen't lock up the deal. It gives you the option to buy or assign an end buyer, and the seller to keep marketing it for sale on their own. So, if you analyze the deal and it's a steal, I would slap on a full purchase agreement. If the deal falls through, just make sure you have your addendums on there whether it be inspection periods, subject to financing, whatever may happen that you would not be able to follow through with the deal.

Personally, I would only use an option on a deal I wasn't sure was very good or not. If the risk was higher. That way, if I don't assign an end buyer, I don't tie the property up for no reason. That way your credibility stays good.

Also, even with a PS agreement, you can still get crossed. If it's a steal of a deal, make sure you cloud the title to protect yourself!
