It might Be easier to go through the listing Agent for this time. You’ll get to know them and decide if you want to do further business with them in the future

I work for a boutique brokerage who is able to offer larger commissions splits than the well known Brokerages. We don’t have any additional fees other than a one-time low EandO fee so I love it.

In CT we are not allowed to collect a year rent in advance. Only first months rent plus security. We can’t even hold the $ for the tenant as they are the ones that have to disperse it. Check with your state!

I love my section 8 program in my town and I can get higher than market rents without having to have luxury items in the houses.

Sounds like they might know of some obstacles that the home has which may make it impossible to go for FHA financing. Maybe there are some larger issues that you haven’t been made aware of yet. Of course this is just a guess. All agents want to sell - regardless of How it’s funded. It seems fishy.

Consult a mortgage broker to find out what you can qualify then go from there. You won't know if anything will cash flow unless you ultimately know what you can buy.

Can't you just use siding to side over it and cover it completely if it's on the outside of the house? They'll aluminum wrap the window and door frames. I imagine this is fine unless there is an open lead paint complaint open with the town.
