Hey Nicole Multi families in West Hartford are hard to come by. I think there are about 5 in the market right now. I’m in Farmington and we have the same issue here. A lot of people who buy them are owner occupants and they don’t leave! Do you have MLS house listings right now set up for you from a Realtor? I am licensed - I can set you up so you can see as soon as something hits the market. JULIE

To me it would depend on the cash flor of the larger unit. I’m tempted to say max out but only if it cash flows. I’m not sure if you have to pay your relatives back or if they “gift” you the money.

Im an Agent in CT and in my state- I have access to all properties for sale on the MLS regardless of who is the listing agent. I know some states aren’t set up the same way but if you can throw your Agent the business for being a good person in business for you - I’m sure they would appreciate it. (Unless they don’t offer a co-broke fee for your Agent).

In CT we can’t collect anything in advance other than first months rent and security- it’s illegal to collect a year of rent upfront. I don’t know how it is in your state but you might want to check it out.

I vote to keep the house 100% for yourself if you can do the rehab on your own ( as far as cost goes). Maybe if he wants to help you buy future projects then you can partner up.
