Yes. I own a house that I STR as well but finances are tapped right now as we are right in the middle of a few flips so want to rent for now. Honestly rental arbitrage has been the best thing ever. And now that the furniture is not an expense (since I've already purchased it) I literally just need to plop it somewhere vs pay for storage!

2 - 3x the rent & utilities.  I’m currently doing this with another unit but the owners are selling so I have to move. It’s been the best situation for both of us so I want to replicate this somewhere else 

Who here is making 2-3x returns on their STR? I want to know what areas in the U.S. are hot. I have a full condo of furniture and have to move it somewhere to STR! Obviously I want it to be fully legal and licensed. I would love your experiences because my alternative is to spend a ton of money on airdna data! Thank you in advance!!!

Hi all!  I have my eye on a property that will be up for auction in Feb.  I have done a lot of research on the auction buying process, but don't understand if there is a way to borrow the money to make this happen.  (It will be a very quick flip - I've actually had a peek into the house when I door knocked a few times to try to convince them to sell it to me).  Am I SOL if I don't have the cash?  And yes... I've approached a couple of friends but they aren't interested in investing :(

I have a four bedroom house that I airbnb in Denver and have a friend who could live in one of the rooms for 4 months this summer (high season).  I'm tempted to say yes to her as I've heard you can make more $ renting out per room vs. the entire place but this scares the hell out of me.  What if the rooms don't rent because the demand is not there?  What if they do, but the guests hate each other and fight over the bathrooms, etc?  How do you do a turnover on 1 room but not a commonly shared bathroom or other spaces? I use airbnb all the time as I travel a lot but renting 1 room vs. an entire house does not appeal to me AT ALL.  But most of all, I feel like it's a huge gamble.  Would love to hear what others say.  Especially anyone in Denver!

I currently rent a 2 BR / 2 Bath condo in snowmass that I STR (with owners permission). It has not made a ton of $ but been a great learning experience and has been a great place to stay when I work up there in the summer. Sadly I was told today that the owner is putting it on the market :( The thought of selling all the furnishings and accessories (dishes, plants, etc) is daunting and I would really like to find another condo to move to. Definitely a 2 BR with 1 or 2 baths. Ideally in the Snowmass / Aspen area. I have property management in place and the property would stay in mint condition since it's maintained/cleaned every few days. Looking to sign at least a 1 year lease. (wish I could buy but those mtn HOA fees... whoa!)
