We are looking at a property there that looks like it has real potential as an STR vs. long term rental. I've been scouring the google this morning for any STR regulation info there and it doesn't look like there is any besides having a biz license so airbnb can collect tax. Would love to pick some brains of you smarty-pants locals or expert Birmingham investors!

I know this is a common topic.  But seriously need a smart CPA.  Things were already complicated running our own company (not related to RE) but now we need one that knows both RE and small biz issues in general.   Everyone I've been referred to so far is not taking on new clients.  I am in Denver but if you know someone awesome outside of Denver, please suggest! 

Opinions wanted!  We just closed on a single family home and the property is zoned for multi-family.  The house is about 800 sq feet upstairs and 800 downstairs (basement).  We could easily turn the basement into a separate apartment with a separate entrance.  Our intention is to flip this home after renovation because it would not cashflow heavily if we kept it.  It would probably pay the mortgage but would would want it to earn income if we kept it.  Anyway, my question is this:  What is generally more appealing to buyers?  I feel that if we turn it into a duplex the buyer pool is a lot lower.

Finishing our first fix and flip and need referrals for a staging company in the metro Denver area.  Thank You! 

I want to use one of these for my airbnb listing because you can change the code remotely, etc.  It looks like the minimum is 2 locks ($60/month).  There's not much info on the website and I don't need all the other services that they offer.  I also need EXACTLY this... a lockbox (not a lock installed on a door) so this is really appealing to me!  Any reviews?

@Eric P.  This is super helpful!  I've always thought airdna is a bit inflated but now I know why!   But how in the heck do you do you're own due diligence?  Obviously research on the actual airbnb platform but the rates fluctuate so much and it doesn't even show most of the properties!  I couldn't even find MY OWN LISTING in a search the other day.  Even when I zoomed in on the map where it is and put in dates that I KNEW it was available!  So frustrating. 

@Sharon M. I have had my eye on Atlanta... is it friendly for STR? (permitting, taxes, etc)
