Auction advice - show me the money!

Hi all!  I have my eye on a property that will be up for auction in Feb.  I have done a lot of research on the auction buying process, but don't understand if there is a way to borrow the money to make this happen.  (It will be a very quick flip - I've actually had a peek into the house when I door knocked a few times to try to convince them to sell it to me).  Am I SOL if I don't have the cash?  And yes... I've approached a couple of friends but they aren't interested in investing :(
