I like that approach. You can get a good feel for the person and get information in a conversational manner rather than just asking a list of questions. I've had people get defensive when I straight up asked them questions to prequalify them over the phone and that told me a lot too! Ugh no! Attitude already? We won't be showing you any properties. But for people who do answer the questions, it's good just to chat with them and get their story too.

I would ask your coach! I am assuming you are paying your coach and he is there to coach you so use him as a resource! Isn't that the whole point? Anyway, do you have a buyer's list? You could start by contacting potential buyers on your buyer's list. If you don't have any potential buyers, then maybe post some bandit signs or post flyers or something. You could also go to a local real estate investing Meetup or REIA meetings and find buyers/investors there. It depends on who you are trying to sell it to.

If that's what it is that's really shady. It doesn't sound legit but I've been seeing those signs more and more. I even thought about calling to see what shenanigans they were up to but didn't want them to have my number.

I keep seeing these signs around town and was just wondering what the purpose is? Are they looking for someone to find them deals like a wholesaler? I've been seeing more and more of these and was wondering if there was some "guru" out there teaching this "new" technique for finding good deals. They even say you can make up to $10k a month! I'm just curious. Is this a new trend? TIA!

My biggest obstacle in RE investing is lack of capital. I save money for an emergency fund then some "emergency" usually happens and then I am set back a few dollars. I was thinking of ideas to raise money for a down payment on a first investment property such as working overtime at my real job, starting another side business (buying stuff for cheap and fixing it up and selling it for higher price or selling stuff that I bought at wholesale prices on Amazon), or some other venture but I just can't decide. I'm scared to find money partners to help fund deals because I've never even done a deal so I don't even have the confidence to ask others to help. I'm sure it's my own psychobabble getting in the way but still...I also realize I need money for marketing to even find and sell/rent properties and if I rent properties I would need money on hand for repairs and maintenance. How are all of you finding the deals in the beginning? I don't have lots of money saved up like some people do on here so I'm looking for alternative ways to save money and do some deals. Is anybody else in the same boat? What are you doing that is successful to save money? I know the usual things like cutting out cable, eating beans and rice haha, living frugally but what else? I'm trying to think outside the box? Also for those of you BTDT investors, did you pay off debts first or get started in investing and pay off debts later? I like the Dave Ramsey system but if I wait to pay off everything before investing then that will be a very long time from now and I don't want to wait 7-10 years. What thoughts do you all have? Thanks in advance!

Don't rent to them! If they can't pay now that is a huge red flag and sounds like a huge problem and headache. I would give them their deposit back and find another tenant who has the money. Otherwise you will be chasing rent money every month and have to deal with eviction. By allowing them to move in you are letting them know that not paying you on time each and every month is ok. If you give them an inch they will take a mile. Get out of this ASAP!

I wouldn't renew his lease. Get him out now! He's already violating his current lease by smoking and he will continue to smoke. I remember years ago I rented an apartment and the tenant who lived there before I moved in was a smoker. Even after a year and after airing the place out, cleaning, spraying, etc. it still smelled. Not only that, my hair and and clothes and all of my things smelled like smoke. It was horrible! I didn't think it would be that bad but it was.

I'm reviving this older thread! I thought I was the only one who disliked the typical yellow letter with bold WE BUY HOUSES FAST FOR CASH!!!!! Just curious, has anyone used a more professional type letter and gotten good results? Personally I would be much more likely to respond to a professional looking letter or postcard than one of the yellow postcards or letters with bold letters and capitals and cheesy used car salesman type of excitement approach. I guess I am in the minority here so I'm curious as to what everyone else thinks.
