William Travis Wall I haven't started investing yet since I'm still in the learning stages. I come on here whenever I have free time like if I'm waiting in line or for an appointment or right before bed and I read some of the new posts and answer questions based in what I know or what I have learned. Once you start engaging with community members you will want to post even more and learn more. Other times I will browse forums if there is a topic of interest or perform a search. I also enjoy asking questions but I try to answer posts so I'm not just here to take information. If I know something that will help someone on here and can contribute I will. I know it can be overwhelming with all of the information and so little time and can be difficult I focus too. I prefer to read about a topic in a step by step sequential order with lots of details but here you are getting nuggets of information here and there. I love hearing about the real world experiences and challenges. I think it is preparing me for my REI journey. Just start posting and replying to other people's posts. You will learn a lot here without all the guru BS and hype! It's practical real world information. You just have to dig for it and piece it together in some instances. I hope that helps!

Charles Nyasha I would love it if we could get a group together in the Easy Valley. We should definitely connect. It's nice to meet with people to share ideas and work on deals together.

Dave McEvoy I have read it's better to have a buyer's list first. For my own peace of mind that's what I plan on doing. I did get blasted a while back on another thread because I recommended to someone to build a buyer's list first and several others commented that it is a sign of a novice to recommend building a buyer's list first and how it's totally unnecessary if you find a great deal because you will find a buyer and yada yada yada. I guess we are all different but my thinking is I would rather have people who I know would possibly be interested and have the funds so I can get the deal completed as fast as possible and within the time limit. I don't see anything wrong with that and I am a planner.

Charles Nyasha I am also in the East Valley and would like to start wholesaling. How is it going so far? It seems like so many people are wanting to wholesale starting out to raise capital. I wonder how the competition is. It seems competitive but then again how many people stay in the game?

I'm not sure about their cabinets but their other furniture is cheap. I don't like it at all so if it's the same as their other furniture I would say no.

I would definitely finish school and in your spare time network, attend REI meetings and shadow other investors and learn as much as you can while you finish school. You are still young so focus on school right now. It sounds like you are headed in the right direction!

If you aren't completely comfortable with the area I wouldn't do the deal. You will have more risk and more headaches from tenants not paying or trashing the place if it's in a sketchy or low income area. On paper it sounds like a good deal but think about the real world. I'm not sure if the exact area of the property so I'm thinking in general terms.

Honestly I would contact an attorney who specializes in evictions and ask what the best course of action should be. If you are having problems this soon it is only the beginning. I'm sure you will have problems down the road but I hope I am wrong. I would have a game plan just in case she is late again and don't let her get away with it unless you want this to be an ongoing thing.
