I would prefer to have a buyer's list first so I know what criteria they are looking for and what areas. Then once I find a good deal I can contact them ASAP and get the deal closed fast rather than scrambling to try and find a buyer without knowing anyone. I guess we are all different.

Please excuse me if this has been brought up or if there is already a section on this. I promised I searched but couldn't find one on my iPhone app. It would be helpful if there were separate forums based on Region or state. I have conducted keyword searches by typing in Phoenix or Arizona but if there were a dedicated space just for that area it would be so much easier to network and share information with local investors. Is there something like this on here? Where is it? Thanks in advance!

Do you have a buyer's list? If not build your buyer's list first. Then you can find properties based on the kind of properties they like to buy. You can send out yellow letters, post bandit signs, connect with realtors, hang flyers on doors/door knocking, etc. I guess it depends on who you are targeting and the type of properties you are looking for and your budget. I would keep it simple in the beginning and stick with one or two marketing strategies first and give it a few months rather than trying lots of different approaches all at once. You could also have a google voice number and a voice Message with information for potential sellers in case it can't pick up the phone. If you send out 1000 mailers you should get several deals out of that at least.

I love listening to podcasts but love books too because they are more sequential and detailed. I feel like with podcasts I get bits and pieces of information with each one. I'm following to see what recommendations others have. I know some of the BP books have an audio version.

Thanks for all of the information! Wow! So he charges the investor $10k for an investor fee? What is the purpose of this? What does he do with the money? Is that the norm to charge an investor's fee? I like the idea but have never heard of this and just trying to wrap my head around it.

I would not rent to this tenant, no matter how desperate I am. He wants to pay $200 less than what you are asking for and has to have a consigner. That's a very bad sign.

I would also like network and meet with wholesalers in the Phoenix area. Is there a separate forum on here just for Phoenix investors? That would be so helpful for networking with local investors.

Lamar George I'm glad you shared what you learned. The owner financing deals sounds like the best of both worlds. How did he say to find people to help fund deals? That's my biggest hang up because it's so intimidating as a newbie.

Eliot M. Have you considered teaming up with private money partners? There are lots of people out there with money but no knowledge or time to look for investment properties. You could partner with them and they could fund the deals and you could split the profits. Finding money partners isn't for everybody but it may help you buy more houses faster.
