You should look into an FHA loan. There are also other options. Let me know if you have any questions.

Why are you paying workers comp? If you can use an established contractor they usually already have workers comp and insurance as it is required by law. I would also ask your attorney about a "hold harmless agreement" if you do decide to go this route. It really all depends on the situation.

Hey Frank, 

I suggest interviewing with several different options. I can think of a few people but not everyone may fit specifically to what you're looking for. Your best bet is to call some realtors in the areas your looking at and attend some meet ups as well. 

It really all depends on your specific situation and on the property you are investing in. There are many programs out there to help get funding but it also depends on where you are looking. Many lenders will turn down these type of deals while others thrive in these specific situations.

I would consult with an experienced tax professional before you submit anything to the IRS at least while you get a hang of it.

I personally would never follow that suggestion. I have seen many people make money and make sound investments with alot less.
