Hey Frank, 

I believe we spoke a bit on a previous post, I may be mistaken. 

You definitely want to call around several Realtors to get on their preferred list of cash buyers/investors. Look at auctions, lis pendens/notice of default lists, absentee owners. To find a deal in this market that makes sense to flip is difficult. You have to use multiple channels to find something. It is not impossible but you have to work at it. Cold calling, door knocking, direct mail, can also aid. As you know Bronx and lower Westchester is heavy competition, you have to be on top of mind for Realtors to call you 1st, that means email blasts, cold call Realtors and brokers. Look up REO agents, and see if they can give you a heads up when they are ready to list something. Don't give up, if you have the cash, just put the plan together and you can find something.
