I have yet to purchase a property and I'm considering house hacking in the San Fernando Valley, but of course I am limited in funds for the area. I am going to need a new place soon and I see that as a great opportunity to purchase an investment property. 

I have $15k to spend leaving me with $5k as a small cushion. I would like to get a multi family here but I would be looking at a $600k price tag for a Duplex or Triplex.

Any suggestions on Financing? 

I'm trying to work out the right deal but I am also unsure of the rents and what would be reasonable.
