Ken, are you asking are you asking for some rules of thumb to do an initial back of the envelope analysis of a multifamily? I'm looking for the same thing. I want to be able to scan through multifamily like I do SFR. Things like the 1% rule, the 2% rule, the 50% rule. You guys ever apply anything like that to multifamily?

Hey @Bryan Vukelich I’m working with a couple that owns a home with 2 units and could have a 3 rd 2 bedroom unit built on the property. They want me to run it for them and lease it out. Could I call you and ask you some questions sometime?

I would plan on $10k-$15k for the well and $2k-$4k for the septic. Shoot me a text, 601 953 4804, I have a well guy in Laurel that can help you. And I'd ask the county building department for 2 or 3 names of companies that do most of the septic tanks in your area.

I think we would have outgrown Tenantcloud pretty quickly. Glad we went with Buildium. There are some quirky things about buildium that I'm not crazy about, but I think its the best option for us for the money.

Just trying to understand your goal. Why do you want to do metal construction? Why not stick framed?
