Buying sight unseen can be done but it obviously carries a lot of risk with it. I would not do it myself but everyone has different connections and comfort levels to make it work for them. 

I would suggest looking into a partnership with someone who lives in and is experienced in one of the markets you listed. This way you have someone with aligned interest on the ground able to watch over your investment and do the needed day to day of owning investment real estate. You may have to share equity this way but the likelihood of success is far greater than investing from out of the country on your own.

Welcome the Site @Hal Davis . It sounds like you have a great start to your new venture. I am new to the area. I moved down this summer to expand our REI company down from Ohio into NW Georgia markets.

@Zach Jacob The meet up is a great place to start. I attended habitually when living in Cincinnati and will still attend when travel schedules overlap the meeting dates. Your Knowledge in contracting will be a huge asset. Your sales skills will be a huge asset, and the money from your sales job will be a huge asset. After you put the base knowledge to feel comfortable yo will be set for success.

Welcome @Zach Jacob . I live in Ga now, but  I am born, raised, and co-own an investment company in Cincinnati. Cincy can be a great place to invest for cash flow.

@Gisele Marcelin There are pros and cons to both. Typically off-market deals you find on your own will be likely to have the largest margins. Wholesalers will leave some meat on the bone but usually not much. Especially as markets continue to be hot and buyers are everywhere they continue to squeeze margins tighter as the supply of properties is low and demand is high. If by using an agent you mean buying right off the MLS it is unlikely that in current market conditions you will be able to purchase a quality deal this way especially if it is your first one. If a good deal does make to the MLS experienced investors have cash offers on it in 30 min before most realtors ever had time to call clients.

Of course, there are exceptions to all of these points, but this is what I have found in my own experiences.
