@Sean Thompson After going with someone local we realized we never actually went into the office. Everything was electronic so we decided to go with the best fit for our needs after reviewing nationwide.

Thanks @Joe Fairless. @Justin Turner Joe is right there are some great syndication sponsors on this site. 

Most sponsors use a REG D 506C, which is fancy security law term for accredited investors only.  Some sponsors do raise money using a REG D 506B which accepts sophisticated and accredited investors. However a 506B is a type of fund that requires the sponsor and the investor to have a substantial preexisting relationship before talk of an offer can occur. Because a 506B prohibits advertising and a 506C does not many sponsors shy away from 506B as they gain experience and a track record. Newer sydication sponsors are more likely to raise capital in a 506B because they rely on the trust they have from preexisting relationships. Where those who have several deals under their belt can take the easier road of 506C using their track record.

We like Cincinnati Ohio for cash flow and Atlanta for growth portential.

Fixed rate between these two options. I would need a large discount off the 30 year fixed for the additional risk of an adjustable rate. Locking in fixed rate debt for 30 years at 4.5% is a great investment.

You most likely signed a document certifying you would live in the financed property one year. This is why you were able to get such advantageous terms.

Most of us have several avenues for lead generation. Until you have a track record and consistent deal flow the answer is "anyway you can". We had a lot of success in 2015 with our speed purchasing on the MLS my partner is a licensed agent and out background is in contracting. Becuase of this we would drive to a property as soon as it hit the market, do the inpections on the spot and then from a printer plugged into our truck we would write cash no inspection offers and scoop up deals before other bids had a chance to ever make it in. That strategy died off as the market continued to fire up. Since that we have completely exited flipping.
