@Patrick Britton Sadly I have been hearing that. So what does a Johnny come lately(a lot of time spent on the sideline watching/waiting) like myself do to operate a REI business? I'm thinking the BRRR strategy is a good option because of the cash-out/refi part.

I was in the Western burbs of Chicago when we were doing the lease option. Still I do understand that Phoenix is a attracting people from higher cost of living areas. 

Thanks for the vote and post @Account Closed, thanks for the chart as well, it definitely illustrates how far applications have TANKED. I was talking to a fellow investor the other day and he was an advocate of seller financing as well but stated he rarely comes across owners willing to seller finance. From your experience is seller finance more appealing to absentee owners? Congrats on the quick success with receiving the lease option payment. I worked/interned with an investor and we used the lease option strategy but  had a difficult time finding buyers who had the $10K we were asking for.

Hello Mia,

My advice is to continue networking, speak with agents, drive for dollars and run your own direct mail campaign. Daisy chaining can be very prevalent to the point where I have experienced someone trying to market us our own property.
