Getting an off market deal under contract with seller....

Hi there, 

I know Im a newbie to all of this but I've been wanting to matchmake deals here in Indianapolis for a while now. Whats the best way to get ahold of off market deals? 

When one should find such deal, what contract is used? Does anyone have any sample contracts with verbage that the buyer would be able to back out if another buyer doesnt buy the contract in a certrain amount of time? 

Whats the best way to avoid the daisy chains as well?

I got a list from someone claiming to sell homes for sellers directly and when I rode one of the homes it wasnt anything like the info on the spreadsheet. This was a complete waste of time. 

I want to know the best way to locate off market homes and sellers of under performing real estate. If anyone had advise, that would be great!!
