@Dawn Vought, when we run out of our own inventory, we use PJ's Discount Merchandise.  They have a huge selection of lower end appliances and occasionally some really nice higher end stuff.  They warranty all of their stuff, although I can't remember for how long.  Probably only 30-60 days.

What part of Missouri is your property?  I have a hard money lender that I trust very well, but I am not sure if he will lend outside of his area which is Kansas City.  PM me if you need his info.

The simple answer to your question @John Powell is to avoid the Kansas City, MO school district.  Of course there is a lot more to this than just the school districts, but by eliminating KC, MO School District from your choices, you will avoid the highest crime and poorest areas of the city.  Ironically you will also be eliminating the highest priced areas to live in the city as well.

For what you have described as your strategy, you should be looking in the following school districts:

North Kansas City (totally different from Kansas City)

Park Hill

Liberty

Lee's Summit

Blue Springs

There are others, but these will provide you plenty of great areas to invest in.  I should also note that all of these are on the Missouri side only.  The Kansas side is a whole other story.
