How high are the ceilings in your basement? If its a walk out basement with good ceiling height and egress windows it would ideal if you could get another bedroom in there.

You can look at the assessors database and research any property in the area. It should tell you if a property is legally classified as a 2 family and how many bedrooms. When you do your title search in the closing process it should bring up any permits or legal issues.

Hmmm this really depends on your space requirements. A lot of the accessible units i've worked on nearly come down to the inch. Especially in the bathroom. Take a look at my ADA code book. There are a lot of pictures describing the actual requirements

That sounds great @Alan Brown. It's always nice to connect with like minded individuals. I'm working with a few building departments on this right now but should have a path forward for a town we are going to move on in the next few months. Basically I've been hired by an investor to help build out a number of "tiny house" hotel resorts in Upstate NY. But the local zoning only allows seasonal RV Parks. I've met a few towns that are open to the idea, but i'm not sure how realistic it is to partner with the building department and change the zoning.

I'm just starting out in RV Parks myself. Working with an investor to build out a tiny house resort in upstate NY.  I actually just listened to a bigger pockets podcast with @JeffersonLilly. Maybe he or someone on a similar show can point you in the right direction of a few pros to work with.

Hmmm, it really depends on the area your in, cost, and demographic your catering to. Can you give us a bit more information?

I've seen a number of people in MA do apartment open houses on weekends. Good way to get a lot of people in if your renting to younger tenants that work during the week.

It really comes down to the numbers you are looking at and the risk. If you have the money you can buy multiple properties, but my concern is planning for hick-ups in your new house's construction. You'll probably want to have extra cash on hand for when construction gets delayed and not have that money tied up in a down payment.
