I love the idea of buying in an area where you're basically going to have student tenants coming in no matter what. I'd definitely go check out the area first if you haven't already. Newburgh changes block by block but there is a ton of development happening - thats for sure. 

While you're there i'd swing by the college and see if you can get any numbers from the admissions department (student population, those living on campus, growth, age, etc.). If it all works out, it wouldnt be a bad idea to already have a relationship with the campus to promote your property through.

Can anyone recommend a decent painter in the Upstate NY area? I'm specifically looking for someone to help paint the entire interior of an old farmhouse in Roscoe, NY right outside of Livingston Manor. Looking for someone with competitive pricing.

@Konstantin Boubev Where are you managing rentals upstate? Are you doing single family long term rentals? I'm looking at Phoenicia/Catskill Region but am a little concerned about taking the leap.

Thats correct @Llewelyn A., ALT-1 Permit.  And I totally agree, I'm not sure that it will increase the value of an already valuable one family. If its a buy and hold and your getting good returns/cashflowing, it shouldnt set you back but you should be clear what your long term goals are.

My partner and I have a short term goal (1-3 years) of moving up to Hudson, New York and doing a bit of house hacking. We are both designers that love nature so Hudson seems like the perfect middle ground.

Does anyone have any experience with Hudson, NY? Either buying, flipping, house hacking, etc? I know the market is a bit over saturated right now but I would love to hear your experiences and make a few connections.
