I own a two family in newburgh. The numbers definitely work and has been a good investment for me. But you should have a good understanding of the area before you buy. The city is still quite spotty and changes dramatically block to block.

Quick question. I'm about to apply for eviction on Friday for last months rent. Looks like they will be late again for this months rent. If the tenant pays for one of the months before friday, can I accept rent or will it disrupt the whole process?

Ha yeah, i dont mind living in a place while renovating. My real question is- Is it possible to move out of the whole house temporarily (when i've got an owner occupied loan) with the intention of moving back in once the downstairs tenant is evicted. My hope is i'd only move out for a few weeks but apparently the worse case scenario it could be up to 6 months.

Own and live in a two family and am just starting the eviction process with the downstairs tenant. Once they vacate I want to move into their unit and make a few repairs. In order for this process to not to entirely suck money out of my pocket (their rent currently covers most of the mortgage). I’m wondering if I can rent out my unit and move in with a friend temporarily until they vacate. Would that cause issues with my owner occupancy status? I’m hoping it’s only for a few weeks but i also haven’t been through an eviction before and cant predict the future.

@Bill O'Donnell do they pay you rent through cozy or is that just for credit score checks?

First off, great location! I've done a bit of work over there on a few gut renos + additions, however i'm mainly working in DC, NY & MA right now. Unfortunately I can't recommend anyone but hopefully the bigger pocket forum will send someone to you. Let me know if you're still in need of an architect after a bit and I'm sure we can work something out.

Is this a buy and hold or a flip? 

Many people rent out properties with "bonus rooms" they just get a little bit of a lower rent. Same thing goes for selling a house. If you finish it it will slliiiightly boost your home value but not as much as if it was legal.

It sounds like it's time to get creative with your options. What line in the code is stopping you from finishing it? Is it enclosed on all sides and completely below the flood plane? In my experience flood planes can be a total headache but sometimes there are ways exceptions in the code that still allow you to continue with construction - might just have to adapt a bit.

I'd consult a local architect that has experience in flood planes. They should be able to assist you in figuring out what your options are.

I for one would love to have more capable property managers to work with. I'm working with a developer to build out a tiny house STR estate in the hudson valley. One of the main hurdles is definitely management.
