Looking for a wholesaler in Philadelphia to work with my sister on her inherited hoarder house in Rittenhouse Square. The house hundreds of pieces of artwork in it, they would need to assist with moving the artwork out and into a storage unit. Everything else is as is.

@Bradley Scruggs They are likely going through zoning board to gain approval or applying for a variance if you aren't able to build your multi's as of right. One trick that I often do is look through the local ZBA meeting minutes to see what type of projects are getting approved.

The only other question I'd raise is - how many kitchens do you have? Are you renting it all as one unit or two? 

If there is only one kitchen you should be fine. If you have two kitchens you are legally allowed to have an in-law apartment attached to your single family home, however there are limitations on the size of the kitchen and who lives in the house.

My home value in Newburgh, NY has gone up quite a bit during the pandemic and i'm attempting to remove my PMI early. My loan is owned by Wells Fargo who requires me to use Solidifi for an appraisal. They have the WORST reviews online and I'm concerned it will be a waste of time/money. Has anyone used Solidifi? Does anyone know an loopholes to use your own third-party appraiser?

Thanks @Anthony Thompson. It’s totally strange, they refuse to talk on the phone with us and are quite hostile. 

They are expecting us to pay: - the 2 months rent (covering the 60days notice as request. We are of course paying this)

- 3 months rent “termination fee”

- plus additional months after we move out for however long it takes to re-rent

Im trying to keep it amicable before I throw and legal reference at them. Also not trying to hand over thousands of dollars just because.

Hey RI friends! I need a bit of advice, our closing is in a few weeks! We're in the process of buying a multi family and will be doing a BRRR.

We gave 60 days notice but our current Providence landlord is requesting a 3 month rent termination fee on top of everything. They now are threatening remove all rental advertising (for when we move out) and make us responsible for future vacant rent payments unless we pay immediately. Our lease outlines this but RI law seems to say this is illegal. Does anyone know? We really need the money for the BRRR and can't pay them the $5k + they are asking for.
