@Alex Johnson I am happy you decided to house hack. I have house hacked 4 times in 9 years. I would not be where I am with out it. With that said, somerville is tough market. We have a lot of great hungry investors. Please reach out if I can help in anyway. I will see you at the top my friend.

The rental market in both cities are so hot if you find a rental near the train you will be out bid. You should focus on networking and finding deals off market. I Have a few rentals in that area. I did not buy them on the open market.

Prop Stream is amazing. If I was not an agent that is how I would get my Data. I am an agent and that is still how I get most of my data.

@Paul Kennedy some of my best rentals started off this way. The first rental I purchased in 2010 at 450k today it is worth 1.1M. This property nets $1500 a month now. I got really lucky when I did not know anything. Today I am a little smarter. My rules on investing would not allow me to buy that property. I am currently selling more than buying because of where I believe we are in the market. I will see you at the top my friend.

Wholesaling is alive and well. My friend made 100k on one deal last month. If you put in the work you can do it!!!

@Ernest Partin you should reach out to @Dedric Polite he is a Boston kid that invest and lives in NC. I am sure he can help you find some real estate down there. My focus is still Boston. The buy in is high but the upside is still high. We purchased five units in Roxbury already this year and looking for more.

@Russell Brazil I was thinking the same thing. You can find great deals in a bad market and a good market. The only thing I will add to this topic is the market has been good for long time. Nobody knows when the market will turn so my company is wholesaling more than rehabbing. I am also focusing on updating rentals purchased early in my career.

This looks like a great topic. I am going to put this date in my calendar. Hopefully everyone starts buying in Worcester and selling in Boston. I would love a few more Boston rentals.
