I personally, try to buy near where I live. This helps make managing easier and helps me evaluate deals quicker.

@Rob Ferdinand FHA buy and hold still work. The key is not to be afraid to make a lot of offers. Run your numbers to where you feel comfortable. I explained this to one client and it worked. She kept watching MLS and saw the listing agent dropped the price. My client quickly offered lower than the new listing price and the seller accepted her offer. Real Estate Investing is a game of numbers. You will never get an accepted offer if you are not writing offers my friend.

@Carey Gatto the Boston market has a few BRRRR investors including myself. You just have to be hungry and network with other investors, brokers and wholesalers. I just finished refinancing one of my BRRRR projects in Roxbury 2 months ago and putting that money back to work on a new purchase in Dorchester. Good luck my friend.

@Omar Neamatalla your question is too broad. Are you looking for a gut rehab or a small cosmetic project? Finding a good contractor right now is very difficult if you don't already have a relationship but not impossible. Pulling permits is also difficult too. Contractors can't pull a permit with out safety plans and signed affidavits.

@Anthony Sorrentino 20K will not go far in the Boston Market. I would advise you to keep growing your money and start educating yourself by going to meet up, listening to podcast and reading books. When I started in real estate I averaged 2 books a month.

Buying in the Boston market is not easy and most of the properties you will find on MLS will not cash flow. The properties I have in Somerville only cash flow because I purchased in 2010. If I was starting brand new I would not buy here. I would look for areas that would provide cash flow. We don't know when the market will turn, now is not the time to be aggressive.
