Real estate in Boston area

I live in the North Shore of Massachusetts. 15 minutes from Boston. Real estate is insanely high here. For example, on average a small single family 3 bedroom home can sell for more 500k. Is it worth it to buy/sell or buy rental property around me or buy out of state in a cheaper location?

@Faith Gracia Depends on how much you've got and what return you're looking for??

 I bought mostly high appreciating more expensive properties rather than cash-flows and think I did better in the long run...

PS North Shore is 15 minutes from Boston? at 3am? ;-)
