Hi Devin, I agree with Anton - find some criteria you like and get after your first deal. The more you do the easier it gets. The first one is always the biggest and you learn the most.

Welcome to the community Tasha, bigger pockets is a great place to get started as they have the biggest blog of solid advice in my opinion. If you haven’t set up keyword alerts yet I would do so to stay up to date and build up your network. I’m a military guy and invest in the springs while my wife Kaley Roberts is an agent here and we love real estate after finding bigger pockets a few years ago. I’m out of country a lot but am happy to talk real estate anytime I’m around. Best of luck and again welcome to the community

If you have any questions or want to chat real estate the wife and I and the kids are stationed here in the springs as well. 

Great job rich. I like the strategy stay safe pay off those mortgages and get leveraged when you retire at 20 years and have time to really invest full time.

@Donald S. military has benefits like medical and dental, TA, etc. like Brandon said in the podcast 40k a year or 250k a year you have to live within your means.

Welcome to the site. Finding a good deal is tough but doable. I’m also on the military gone at least 6 months out of every year time seems to be a constraint. I have to recommend the podcasts, they have some great guests full of a lot of know how. Brandon Turner also has a few good books. I also have my VA loan split but am getting them freed up for reuse soon.

@James Carlson thanks James, while getting a new HVAC quoted I found the owner of the company is airbnb'ing a few properties going to sit down with him soon. He did mention briefly there is a local airbnb management company here https://www.hosteaz.com that lets the owner be completely hands free from the airbnb. If the returns were great enough that would be awesome I just don't know if the returns are there yet for my properties? Still think I will give it a shot when one of my leases expires.
