I’m purchasing a house for $60,000. The seller wants $30,000 now (2019) and $30,000 in January (2020) to spread the tax liability into 2 fiscal years. Can I do this? I was thinking maybe a 3 month owner finance.

Great spot to invest, just factor 4% for property taxes and 1% for insurance. $1 a square foot for monthly rent should get you in the ballpark. Look outside of the NE metroplex for some good deals.

After putting your rental contract and properties

to the test, what are some amendments/addendums that y’all (Texas) have added.

My personal example is: any items left behind by the tenant after vacating the property will belong to the landlord.

I did this after I had a tenant just abandoned a property with all his contents. Of course, I did the normal eviction process and a writ of removal, but still had to get the stuff out and to the street. This addition to the contract will make this process easier to deal with next time.

We’ll have a downturn for sure. The problem with our mentality is that our reference is 2008. This is the worst financial crisis since the Great Depression, so it’s a little over kill to use this as a benchmark. Case in point: the stock market had a record setting one day loss after the 9/11 attacks, one month later it was back to its pre 9/11 numbers. The next downturn won’t be a recession. INVEST ON MY FRIENDS!!! Or don’t, I’ll see you in the rear view mirror

I’ve done some flips in the past using multiple investors. I’m thinking about buying a portfolio and would need to get 5+ investors together. Can I do this without it being classified as a syndication?
