When is it syndication?
I’ve done some flips in the past using multiple investors. I’m thinking about buying a portfolio and would need to get 5+ investors together. Can I do this without it being classified as a syndication?

Very generally speaking, if you're pooling money from investors who don't have any control over the investment (they are just passive investors), that's going to be governed by SEC regulation. If the investors share control (they have decision-making authority), that is a partnership and is not governed by SEC regulation.
