Agreeing with the previous comment. There is no other way to pull comps in Texas. Any website offering won't be accurate. Sorry

I just made an offer site unseen, except for online pictures, because it was a hot property and wouldn't have time to view it before it was flooded with offers. My wife was concerned because I've yet to do this. I did this because I would put a 7 day inspection period to allow to back out if I missed something. Be careful with this because you don't want to ruin your reputation if you keep backing out of accepted offers.

I'm finishing up a burnout rehab and am trying to remove the evidence from the exterior brick. After power washing I've removed 70% of it. I'd like to know from any experienced rehabbers who've dealt with this and what are some products that are effective at removing carbon and soot from brick.

I'm completing my first rehab and was able to do so with private money. I offered 12%, I know that's higher then the norm but I found a home run deal and was somewhat desperate. Another investor approached me about partnering to do the next deals. My view of partnership is 50/50 but that wouldn't appeal to me. Can I structure a partnership so that I'm still just paying 10-12% of borrowed money?

Each company has there own guidelines, but most of them have different ways of dealing with vacant properties. Even if you do have insurance in effect on a property an insurance company doesn't have to pay if it has been vacant more the 60 consecutive days. Unless you put a vacancy clause on your policy for the time being (really expensive). The exception to this is a builders risk policy which is insuring a property during rehab, which will always be vacant until completed. BTW I'm an insurance agent in Texas by day, investor by night.

Because of Robert's, or "Bob's" advice I'll be selling my first rehab and making almost as much as I make in one year at my job in this one transaction. It is true that he doesn't give the specific details, I found those out on my own. But I never heard of someone wanting to retire at the age of 35 years old until I read RDPD. Blew my mind and I've since been on a learning journey to accomplish this......and will!!!!!

I just got a contract on my first wholesale deal and I'm about to market it. I have a few friends who are Real Estate Agents. Has anyone ever contacted them to see if they had a cash buyer? If so how would you compensate them if that's even possible.
