Agree with everything expect closing with a VA loan. I just closed on a VA loan in 30 days. It comes back to finding the right team (agent/home inspector/lender) with the right education and tools.

I just purchased my second home in Madison, AL, with a VA Loan. Everyone here, especially David Pere, is stating the truth. If your agent is telling you that your loan is beating out, be conventional loans find a new agent. I would be more than happy to share my agent if you would like? 

As for the market, Huntsville, AL, is very hot. I recommend making the deal personal. I write a letter to the seller each time I placed an offer on a property. My last offer was accepted because the seller wanted to sell to me and not the other, higher offers. Just because other people are willing to overpay for properties does not mean you are cut off from the market. Often homes being sold in this area do not allow for inspection, which is crazy to me. My gut tells me if a seller does not want to use a VA loan, then there is something wrong with the property.

I'm a humble SFH investor, but my goals are to scale into multifamily apartments one day. The market in Huntsville is healthy, vibrant, and growing. I just moved from Monterey, CA, and have been blown away by how much Huntsville has grown and the availability of highlight skilled jobs. 

I live in Madison, and everywhere you drive, there are new construction sites for residential and commercial properties. I'm blessed to live here and learn the market first hand, but I think Huntsville is a gem for investors.

I am in the same boat as you. We just moved here, and I used part of my VA Loan entitlement for our primary residence and am currently looking for my third door. This market has rapidly grown over the past year (averaging over 10% appreciation). Additionally, most homes here are hitting the MLS and quickly receive multiple offers. I try to keep an abundance Vs. scarcity mindset.

That's interesting. In terms of national security, I can see an argument for both locations. Space will be the next military domain, and I agree with you that the best location gets Space Command. Deep down, though, I am wanting Huntsville :)

I was reading that this morning. I feel blessed to have moved to the Huntsville market. We just finished a remodel on our permanent residents in Madison (will rent out once we move), and the ARV is estimated to double the money invested. If you love REI, this is definitely a great time. I'm actively saving toward my third investment property, hopefully by Q1-2021.

I usually follow the military forum, but I need to be more active on the Huntsville forum!
