Going to jump on this thread! I'm also looking to expand into the Chattanooga market in the next year or two. I currently live in Alabama and am about one hour and forty minutes away from there. I'm going up there this weekend to scout out the area and learn the markets that fit my criteria. Currently, I am looking for residential SFH's and am open to small residential multi-family homes. 

I've heard great things from this area and would love to start making some connections!

Great article Todd. I invest currently in Huntsville, AL, and have been looking at other markets on your list. I couldn't agree more with your analysis and really liked Mueller's Market Cycle Quadrant. For investors starting out Phase II and III are the most critical. Just because new construction is taking place does not mean the market can sustain the growth. It must be a balance of new residents coming in over steady periods of time. To fast, it drives the market out of the common sense investing range. To slow and the market could crash. Personally, I think Huntsville is in Phase II.

I looked at both originally too and settled on Alabama. The decision was made easy because I moved here for my job. I have a good friend that is an investor and agent in Cincinnati if you were looking at that area. As far as which market is better, what are your goals? Alabama is very competitive and will increasing remain so. It's hard to find deals that make sense due to the bidding wars that take place. However, that being said, there are deals to be had. It requires some diligence on your part and building a good team, though.

When I select the markets I wanted to invest in; I looked at them from a business and family aspect. I can't remember the BiggerPockets podcast I heard this from, but essentially a gentleman builds a successful business but was miserable. He shifted his business to focus on multiple aspects of his life and was much happier. I choose my markets on where I plan to retire and shaped my investor career with my personal life. I would look at it from a different lens. If I invest in a different area I do not live in, how will it impact my future self or family? If your okay with the result, go for it.

Great insight into the Huntsville, AL market! as the AHAI is over double the national average, do you see a demand in rentals spiking or shifting to homeownership? Huntsville is unique with a military presence, but that presence is the minority to the more robust civilian sector. For example, I'm on active duty and work on Redstone Arsenal, which employes over 40,000 personnel. Of those 40K, only roughly 4K is uniformed military personnel.
