This is a ridiculous rate. We only charge up to 20% for our clients. Anything above that we believe is insane. Especially if they aren't providing a top tier experience and promising a 5 star review for every single reservation.

Even though I am not from your area so I won't be able to give the best advice on if the area is solid for STRs or not. What I can recommend to you is that you use pricelabs to make a dashboard of where the property is at so you can any comparables around it and how they are performing as STRs.

Post: Best place to find STR listings

Hey @Eric W.

After finding over 100s of listings to use for STRs for our clients, our team at BespokeStay has found it to be easiest to find houses that carry a certain x-factor that you are looking for and that has been used as an SFR and can be converted into an STR. These properties generally will be the best maintenance-wise and will usually only need general cosmetic updates/furnishings updates to get up to speed. Another huge plus to these properties is that they are generally priced way lower than properties that are turn-key STRs since the owners are selling for a reason vs. where an investor is selling for cash.

Otherwise, I still wouldn't discount the fact that there are turn-key STRs that will pop up on the market that may be solid investments. The best way to find these ones in my opinion will be in FB groups and on the MLS.

Hey @Mikaela Casey

I would recommend self-managing your first property if that is possible for you since if you do you will get a gist of all the operations and services that go into operating an STR. Otherwise, if you are looking for a management company I would recommend not working with a larger company as they will not be as hands-on and direct with you as you may like. Also, they have 1000s of other clients they are focusing on so their main focus will not be directly on you.

Hey @Nathan Veilleux

Just like @John Underwood had said - this is your job to provide all of this documentation for him. It is also his job to tell you what can be deducted and what cannot. So, once you give him this paperwork he may start to open up more and tell you what you can write off/can't write off. If he starts telling you, you can't write off anything that you provide that's when I would get a little bit more worried about him not knowing what he is doing.

Post: Negotiating furnishings and decor in an offer for a STR

Hey @Katie Hartung

This is a very common thing that happens when we offer on places in the Poconos. To immediately try to start negotiating for furnishings right off the gun my team and I like to include this in ALL of our offers that have any pictures that have any type of furnishings in them: 

"Furnishings from listing to be included in the sale unless otherwise noted in a future addendum"

This is a great question, but it really comes down to what your area considers a bedroom an actual bedroom. I would do some research on the counties website to see what it says about this for further guidance.
