I would do some extra research on the "Main appears broken". This could be a pretty severe expense on your end so it will definitely be worthwhile for you to get a thorough inspection done. Otherwise, what do your comps look like for duplexes in your area? Since it doesn't seem like the property has been improved in a while, improving the property could potentially increase the total value of the property and make up for a large expense like this. Especially if you raise the rents and start making some more cash flow from this too.

To be completely truthful I don't see any position in RE being something where you are part-time because a team no matter what will have expectations for you to grow. 

But, here are some ideas for positions that may help you out: 

- Property Manager

- Interior Designer Helper

- Guest Concierge 

- Guest Communications Manager

- Guest Experience Manager

- Furniture Mover

- Bookings Coordinator

The number of positions in this space is potentially limitless. Just find out where you can provide value to a company where they may be lacking or experiencing problems. Also, the experience you gain can be the best teacher so don't sit on the sidelines trying to learn something because in my opinion, you will never be prepared enough to become an expert in something unless if you have that experience!

Hey @Trent Reeve

1. To check and see if you will need a tax ID I would call your local county's tax assessor office and they can give you all of this information.

2. An investor-focused real estate agent should know all of this information and if they don't I would advise working with them unless if they have someone on their team that has this. (Usually an agent selling investment properties has his own in the area and will be helpful guiding you throughout the process)  

3. Learn your operations inside and out, learn your numbers and all the things that go into the back end of your operations like it's night and day. If you don't have a solid footing on the flow of your business it will fail miserably.

I completely agree with this thread @Robin Simon

Our company at Bespokestay has turned many of our STRs into now mainly MTRs and has seen substantially more security in generating cash flow for those said units. 

One thing to make sure that you have right is your pricing. If your unit is not priced effectively it will not get any bites. Another thing to make sure of is that you are marketing it properly (Professional pictures, well thought out copy, lease terms displayed, etc). If you can not make the booking process extremely simple for your guests they will not reserve a single unit with you.

Hey @Christy Flora

1. I would seriously recommend not to use Paypal as they are not that good in my opinion. Otherwise, I would recommend using stripe and charging your guests the processing fee so you don't have to pay it. This way if you use Stripe you will be able to get your money instantly as well. 100% a better alternative to Zelle or Paypal. 

2. They most likely will. They always take their piece of the pie regardless of what the transaction is for.

I would meet with at least five to ten different lenders to compare rates and get a general consensus on your area and what is out there and being offered.

If you can't figure out who offers what and know who is the best/most reputable you are setting yourself up for a disaster.
