Hey @Deanna Zamora

I would recommend using Pricelabs to pull your comps and run your numbers. In my opinion, it has the most amount of data and the most data to base your numbers on. I would also try and find a spreadsheet calculator on google or excel that you can use so you can easily run your numbers. If you can't find one, feel free to reach out to me and I can share mine with you!

Hey @Tomoyo Lewis

I would recommend you read "Starting your own Corporation" by Garrett Sutton or read his other book "Writing Winning Business Plan's". 

Both of these books really help with learning how to structure a business so you are protected on all ends. But, I would still recommend you meet with some attorneys who specialize in Real Estate asset protection and pick their minds on the questions you have. (It will not be cheap, but is worth it)

I would be careful with this one. Especially considering this is a condo would you be able to make a solid CoC return on this one to make your money back in a reasonable amount of time?

This seems extremely overpriced, but I'm not too familiar with the area so I may be a little too quick to say that. Otherwise, if you would like me to help you run some comps on your area to see if it would perform well as a STR please feel free to DM me and we can go from there!

I wouldn't take any risks on this one and would call the city once you get a chance. Even though it may be tough to get someone on the phone it will be way much more useful to hear it directly from them instead of taking the risk of being out of compliance.
