@Tony Wooldridge I'm so happy to hear of your success. You earned it and whether or not I posted, I'm sure you would've figured it out yourself! Happy 2017. Keep us posted on any deals you put together.

@Steve S.

Can you share some more details of the program?

Let's say the borrowing is looking at a property for sale for $800K with an ARV of $1M with $100K in rehab costs. And let's estimate it will take 90 days to flip, put on market and sell.

Can you share the following details:

  • What money does the investor / borrower need to bring to the table?
  • What documentation and/or credit must the borrower have?
  • What will this loan cost in total fees, finance and otherwise?

Thanks.

My general partners and I are looking for off-market residential or commercial lots zoned C-2, RD1.5, R-3, R-4 in the following areas:

Van Nuys, Lake Balboa, Studio City, Sherman Oaks, Encino, Valley Village and sites near Ventura Boulevard north up to Calabasas.

We are about to break ground next month on a 22 unit building in Van Nuys.

We can offer flexible terms, all-cash. Send me your deals, let us analyze and make some offers.

Principals and/or selling brokers only, please.

Is there a tool that will let you enter in an address or APN and it will lookup the zoning for the lot and output things like: max # buildable units, building configurations that adjust based on your preferences (optimize for # units vs. unit size, etc) while also taking into account setbacks, parking requirements and other zoning limits?

If not, do you think a tool like this would be valuable to developers, builders, architects, brokers and other development professionals?

I've found rentometer.com to be a great tool for gathering rental comps for an area.

Thanks for your feedback @Tobi Van Zandt. I grew up just down the road from you in Tarkington.

@James Evertson Who are the major employers in Dallas? What are the major sectors driving the economy in your area?
