always research your realtor. I am an experienced investor friendly realtor in Fort Worth, TX. I have done many HUD deals. I always overnight the check/contract.

I am looking for recommendations for some good affordable options for a structural engineer.  Preferrably personal experiences.  What was their price and how aggressive/conservative were they with their recommendations?

1% of price for rent for a move in ready home around $150k.  If you go cheaper the percentage actually goes up some.  If you find a fixer upper even better

Is that 190/mo insurance? That sounds really high. Might want to shop your insurance a little better. I'd expect <100/mo on a home that price. Closing costs look really high too unless you're including escrow into closing costs which you shouldn't since that goes into an account to pay your taxes/insurance if you don't and you get it back when you sell. If that was your actual closing costs you may have picked an expensive lender. What's the PM fee? Property mortgage? There shouldn't be any PMI on a 20% down conventional loan. I am an investor and realtor in Fort Worth.
