Ultimately you're going to need a good real estate EA or CPA to help save that tax money.  Search your area for a good one that specializes in real estate investment.  Their added cost will be worth the savings.  They can help explain why you want to use each entity.

optimally you want two entities. The S-Corp for your flipping company and an LLC for your buy and holds.

Usually a Realtor will list a short sale very close to what a bank will accept.  Two cases exist.  Case one the Realtor has a price the bank will accept, and case two they don't.  In case one there is no reason to try and get more money.  Short sales can fail and Realtor makes zero money, they just want the house to sell.  In case two they don't know what they bank wants so they'll guess and hope for some good offers.  Submit the offer to the bank and if rejected they will then receive a price the bank will accept.  The bank will appraise the property on their own they won't care about your list of issues and why YOU think the property is worth less.  Hope this helps

My area in Texas is really high.  Homes that sell for 100k rent for about 1200.

Have them amend the buyer rep agreement to only include areas that she has mls access.

Do you need someone who is qualified to bid on the homes?  Or are you trying to find out how to bid?  I don't fully understand your question

Auctions occur every first Tuesday of the month.  All the properties that go up for sale are posted via public notice with the county clerk.  You can see all the notices here

I'm new to this site, but not new to real estate.

I'm currently a Realtor & Investor

I specialize in Brazoria county, but travel up to Houston a few times per week.

I'm an active Realtor and enjoy helping investors find properties both for the purpose of rental and for flipping.  

I am also in the process of creating a company and have a few investors, but could always use more capital.
