I use zip form plus.  I just looked it up and as a non Realtor it is $110.  It works great, you can create templates so the forms auto fill for the most part.  It's all on the cloud so you can edit and print from any computer.

What lender are you using?  You can talk to 3 different lenders and it will impact your credit just as much as talking to one lender.  Self-employment shouldn't be a huge deal as long as you are declaring good income on your taxes.

The starting bid is not necessarily an amount that the trustee will accept, the trustee can also bid and raise the price.  Did the property sell for 46k?  I'm assuming things are the same in Illinois, in Texas the "amount" that's listed on the notice is the amount of the original lien which in the case of a mortgage has been paid down since it was issued.  Usually the notice will say what month and year that "amount" started.  They might actually owe way less.

You do your research.  Sometimes you have to get creative to learn about rehab costs.  You can find out about any liens easily through a title company.  Most of the county auctions start high in my area.  They will auction over 100 homes once a month and only a few of them are cheap enough to warrant buying.  Auction.com is just a company that acts as a trustee, there are usually about 10 trustee's that come out each month in my area each with different properties.
