Kent Clothier had a similar system but the problem was actually getting the contact of the seller. Most of the numbers provided were either outdated or went to someone who did not own the property. I don't know how PiN is going to work though.

Hi all,

Is it still possible to be successful in real estate investing in Los Angeles? I just spoke to a friend who used to be active in real estate invesing in LA but has since focused on states like Texas, Nevada and Florida. He said houses in LA are so expensive that it isn't worth to flip or wholesale anymore because not many people will be able to pay the price of the house.

In addition to that, I was thinking if a good deal will be few and far between as there are just too many real estate investors here in California?

It would be great to hear the opinions of the experienced real estate investors or anyone here.

I heard it on one webinar trying to sell an app for finding distressed homes. So I wanted to be sure it really doesn't cost a lot.

I have gone through some reading materials and YouTube videos on wholesaling but I do not have any real estate investing experience. Just want opinions from experienced wholesalers especially those who operate in California, is wholesaling difficult? Especially finding leads for vacant / distressed homes? Is it true the best ways to find such leads are to go to a court house to purchase lists that costs a hundreds of dollars and driving around looking for vacant homes?

I am looking to get into wholesaling too. I do see that there may be difficulties finding sellers that will sell their home at a huge discount. I have a coach and she recommends going to REI meetups to meet realtors and cash buyers. Realtors to provide you with leads to market to (your sellers) and cash buyers to assign your wholesale contract to.

It will take time especially if you are going to take the old fashioned way of buying a list of distressed homes from your local court house or driving around looking for possible vacant homes.

I actually bought A Simple Man's Guide to Real Estate Investing by Bill Vaughn, it is about $100 and provides free email coaching. It gave me a basic understanding of REI.

Pin 3.0 reminds me of Kent Clothier's SMART system. Both allow you to view vacant properties that are not listed, have incorporated direct mail system that send mails to the vacant properties' owners. Problem is both have the same issue of having dated contact information.

@Reggie Joseph You can go to REI meetups in your area to network and maybe build your cash buyers' list.

I don't know about this particular company but I was taught to get the ARV from an agent and get a contractor down to the property to get a quote on major repairs. I am still learning but I was always taught to give as accurate a number as possible and that the magic happens during the negotiation.
