Anyone able to advise me on the process of buying a preforeclosure property in CA or point me to a website that describes the entire process? I am actually thinking if I should purchase one for my primary residence.

As an investor, what are the benefits of buying a Lease Option property? Or what strategies are being used to purchase them?

Watched the webinar and don't know what it is about. Looks like its just wholesaling.

I am also looking for an MLS-only broker in SoCal but no success so far. You will need to be part of a realtor association before you can get MLS access.

Yeah. The cash buyers I know all tell me they'd rather buy from small wholesalers than the bigger companies because they know the "wholesale" companies have taken a huge slice of the pie and the prices they are selling at don't give them much wiggle room for rehab. When I do my comps on the properties these "wholesale" companies sell at, I am usually left with $30 to $40k for rehab, anything more and it is not gonna be worth it for flipping.

Hey guys, I have been reading this thread and found a lot of useful advice here. My wife and I are actually reading up and learning a lot about wholesaling, we were thinking of trying it but unsure about the current situation (COVID-19) with our economy. We have day jobs which have totally nothing to do with real estate, funny thing is my wife is interested to get into real estate, she has her CA agent's license but she's afraid to leave her day job because of all these uncertainties and bills to pay. We are told that usually agents will only close deals 4 to 6 months after joining a brokerage full-time. Only reason we got into learning about wholesaling is that we wanted to do it part-time while holding on to our day job and paying the bills. 

Brokers ain't too interested to have a part-timer on the team. Any advice?
