As I was learning I was consistently posting on BiggerPockets. Most of my posts were questions to do with my learning (multifamily apartments) and when I would get replies from people I would add them to a list and follow up with them every month. I would always ask if there was anything I could do for them for free in return for education. Eventually I got referrals and in contact with people who needed help with blogging, research etc... Doing this helps you start to build a network while learning from professionals as you go.

It all depends on what you are looking for. Midwest states are going to be a lot cheaper than coastal cities generally on the purchase, but rents are going to be a lot less than coastal markets. 

In Phoenix we are seeing around 7% rent increases YoY which is extremely strong nationwide, but the entry prices to purchase is pushing north and the line up to buy is like 5 deep.

Like others have said here, education is the first step you need to take. You will need to learn about the different real estate strategies there are and narrow it down to the one that you think best suits you. I am in multifamily apartments, but it took me a while looking through different avenues to get to what I wanted. 

Once you do this you will find what you need to do with your money. That may be buying further education in the niche you want to pursue or use it to start doing deals.

This would have been made as said before, but looks like a pretty basic layout. This type of thing is exactly how @Omar Khan does his initial underwriting of a property and its area. Take a look at his BiggerPockets article on the topic https://www.biggerpockets.com/member-blogs/10776/7...

To make a well structured map needs to include elements (layers) such as:

  • Median Income
  • Area Square foot income and expenses
  • Major stores and shopping facilities
  • Major employment developments
  • Sold property comps

and others you believe are key for the area

I am currently doing an unpaid internship with @Omar Khan and his firm Boardwalk Wealth. Currently we are looking at properties between $10-$15 million (100 to 200 units). 

Personally, my fiance and I are actively looking into 4-10 unit apartments down here to house hack. I am living out in the West Valley and am seeing a price range for these from like $300k up to $1 million. This is all depending on the location and quality of the property obviously.

As an investor that is just starting to break though and getting more involved in multifamily, some of the things I have learned so far include would be...

  • Learn quicker and flood my spare time with multifamily education. I felt that I took my time to much with reading and listening to podcasts etc... This was because I found it hard to figure out how to structure my learning so i wasnt going all over the shot
  • Network more on BiggerPocket and also share with everyone what I was doing. I would post on BiggerPockets, but not nearly enough. I was also shy with spreading the word within my personal circle about what I wanted to do with multifamily investing
  • I am a very practical learner and it took me a long time to get onboard with investors that would give me tasks to do for them. I wish I could have got this earlier but that comes back to the first two points

There are plenty of people on BiggerPockets that come together and syndicate on multifamily deals. I know that people such as @Omar Khan @David Thompson @Scott Morongell all syndicate on deals and have there specific rolls throughout the process of the deals they do. This could include Capital Raising, Deal Sourcing, Underwriting etc...

I am personally down in Phoenix, which is proving to be an extremely strong market for multifamily apartments at the moment. Colliers have recently reported 7% rent growth and there are some major employers moving to the area. EG Microsoft, Intel and State Farm jut to name a few.

@David Thompson recently posted an article on his BiggerPockets blog about what to look for in markets and his top 5 market picks for 2019.

Also, I just noticed you are from Canada. Reach out to @Omar Khan if you are looking to invest in the US. Omar is from Canada and has recently moved down to the US to actively invest in large apartment buildings.
