What advice would you tell your younger newbie self?

As a new investor myself, what mistakes should I avoid that you have done in the past? Is there any advice you could give that will cut down the learning curve and save time in the long-run?

My biggest advice would be on the personal finance side. Save more, spend less. That will give you more money to invest in RE and allow you to scale quicker. 

Also start going to meet ups now. We didn't start getting involved in the local community until after we started investing. That's a great place to start getting to know the market and the people in the market.
