My first thought would be to do a live in fix and flip. You can work and then at night fix up the house. When you are all done, sell it, and move on to the next project! Good luck!

I would be careful investing in Panama City. As you, and some of the rest of us probably know, this is the spring break go to spot. While you may be able to get top dollar during that time for your rental, your repairs will likely also be top dollar. Anytime I have gone to PCB in the "offseason" it has never looked like a place to attract people to come for a nice vacation because of the spring breakers left over mess. Just my two cents!

It's pretty simple, and you outlined it already, just making sure the numbers work for you. If you have a goal of $100 cash flow per door for example, you run the numbers and make the offer that makes it work. Hopefully it's at some discount so that you are able to go into the deal with some equity already there.

Now is a great time for you to start learning from all of the knowledge here on the BP site! Make sure you visit the "learn" tab and get as much information as you can while still in school! I think a great way for you to start while still in school is getting a 3-4 bedroom house and renting out the rooms to friends (House hack). This way you can monitor what is going on in the house while still having the mortgage paid off. It will teach you about just how much work goes into having a property of your own.

I currently have 2 condo's in a suburb of Chicago. Purchased one for 85k and the other for 88.5k. Both are 2 bed/2 bath and rent for $1,100 each and cash flow each month. Yes, the HOA's do cut into profit, but these were my first two rentals, so it allowed me to slowly learn the property management side of things myself with the HOA handling alot of the tasks as well. To be honest, I am looking to get into SFH now because of the larger returns, and the knowledge I have gained from having these two units. So I would say if the numbers work for you and your goals, then I wouldn't discourage you from doing it. Good luck!
