Ummmmm not when there has been deals closed. I don't put up bs as I have built a solid reputation. Just because it doesn't "sound" real to you doesn't mean there is no truth behind it. I can back up EVERY SINGLE WORD I PUT OUT GUARANTEED. That's why I stay away from biggerpockets because somebody on here always opening their mouth to some stuff they clearly don't know about. @Scott Carson I can show you better than I can tell you

I have a buyer that has already provided a Bio, LOI and POF and wants NPN's like NOW! Strictly Commercial ANYWHERE in the U.S. Spends from $200M-$300M A MONTH! CLOSES SUPER FAST! LITERALLY! I run into Commercial properties quite a bit. I tend to pass on them but now I'm a little bit curious to find out what does an investor look for in commercial property if one was to invest in that area? What kind of numbers need to be ran and such?

@Chai JonnI am currently a resident in Jacksonville and been living here for over 15 years. The hottest zips in the area for that kind of ARV is 44, 10, some 09,and 08. Also Orange Park(Next to J-Ville). I do get wholesale deals in all of these areas.
